According to recent Canopy MLS data, Charlotte-region inventory reached 12,619 homes in May 2026, representing a 6.2% increase from the previous year. Months of supply reached 3.4, signaling a market with more availability than buyers have experienced in recent years.

However, the changing market should not automatically be interpreted as a housing downturn.

“Normalizing does not mean the market is crashing,” said Alvear Homes. “It means buyers and sellers are operating in an environment where pricing, property condition, location and negotiation strategy matter more.”
